So you’ve decided to buy your first home—congratulations! 🎉 This is a huge step toward building financial security, personal freedom, and long-term stability. But before you jump into scrolling listings or booking showings, there are a few key things you should take care of first.

Your credit score plays a major role in what kind of mortgage you qualify for—and what interest rate you’ll pay.

  • VA loan: No official minimum (but many lenders prefer 580+)

✅ 2. Determine Your Budget

Before house hunting, figure out:

  • How much you can afford monthly

  • How much you can save for a down payment

  • Your comfort level with other costs (taxes, insurance, HOA fees, etc.)

Pro Tip:
VA loans often require no down payment, which is a major benefit for military buyers!

What you’ll need:

  • Recent pay stubs or LES (Leave and Earnings Statement for military)

Note: If you’re using a VA loan, be sure your lender specializes in them. VA loan guidelines differ from conventional loans and offer big advantages.

Besides the down payment, expect:

  • Earnest money deposit (1–2% of purchase price)

  • Home inspection ($300–$500)

  • Appraisal fee (often $400–$600)

  • Closing costs (typically 2–5% of the home price)

Bonus Tip:
Ask about Texas down payment assistance programs or military-specific grants that could reduce your out-of-pocket costs.

Knowing what you really need helps you stay focused and realistic. Some things to consider:

  • Location (school districts, commute to base, etc.)

  • Number of bedrooms/bathrooms

  • Yard or outdoor space

  • Garage, office space, etc.

For military families: Proximity to bases like Lackland AFB or Fort Sam Houston can be important.
